EVERETT MUNICIPAL CODE (EMC) TITLE 18 REQUIRES THAT THE PROPOSED <br /> SHORT SUBDIVISION MEET THE FOLLOWING: <br /> General Evaluation Criteria: An application that complies with all of the following general <br /> evaluation criteria listed below, the requirements of this Ordinance, and applicable City Standards shall <br /> be approved. The City shall deny an application that does not comply with these criteria. <br /> 1. Public Use and Interest - The proposed project and design shall promote the public use and <br /> interest in accordance with the standards established by the State, City, and this Ordinance; <br /> Finding: The proposed three lot short subdivision will increase the number of allowable single family <br /> dwelling units on the subject property from one to three. The proposal will provide two new single <br /> family houses and increase the supply of housing within the city of Everett. <br /> Conclusion: The proposed project should promote the public use and interest in accordance with the <br /> standards established by the State, City, and this Ordinance. <br /> 2. Public health, safety, and general welfare - The proposed project and design shall promote the <br /> public health, safety and general welfare in accordance with the standards established by the State, <br /> City, and this Ordinance; <br /> Finding: The two new houses are required to meet current building and zoning codes. The public <br /> health, safety, and general welfare are addressed in the findings, conclusions and conditions of <br /> approval stated in this report. <br /> Conclusion: The proposed project should promote the public health, safety, and general welfare in <br /> accordance with the standards established by the State, City, and this Ordinance. <br /> 3. Comprehensive Plan - The proposed project and design is consistent with the City's <br /> Comprehensive Plan policies and land use map; <br /> Finding: The Everett Comprehensive Plan designates the subject property as 1.2 Single Family <br /> Detached 5-10 dwelling units per acre.
