INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, including <br /> those not specifically set forth herein. Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this docurnent. <br /> Public Works Comments <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any permits being issued. All improvements shall be completed, approved and <br /> warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 3. Stormwater shall be managed in accordance with the City's 2010 Storm water Management Manual". <br /> 4. Approval of construction plans will require demonstration that all pertinent standards and regulations are <br /> met. <br /> 5. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 6. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) must meet City <br /> specifications. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 8. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 9. Walkways must be provided from the building entrance to the public sidewalk. <br /> Fire Department Comments <br /> 10. Access - O.K. as shown on the site plan reviewed. <br /> 11. When access to or within a structure or an area is unduly difficult because of secured openings or where <br /> immediate access is necessary for life saving or fire-fighting purposes, the Fire Department may <br /> recommend or require a key box to be installed in an accessible location. A rapid entry system may <br /> also be desirable in order to avoid unnecessary damage while making entry to any building during an <br /> emergency situation.
