The 90,450 square foot building would be used for Public Works Operations office staff who currently are located in the Cedar Street Service Center Complex. The proposed purchase price in the agreement is a placeholder amount of$8.5 million subject to being adjusted based on the City's due-diligence and continued interest. The City would be able to terminate the agreement at any time during feasibility at no cost to the City other than actual expenditures incurred for the feasibility review. These expenditures would likely include feasibility analysis of items such as building and mechanical systems,use of existing space and reconfiguration alternatives, transitioning/moving costs from the existing site to the proposed site and parking issues. RECOMMENDATION: Authorize the Mayor to sign the Purchase and Sale Agreement with Snohomish County Health District,in substantially the form as attached, and take all other actions necessary for the acquisition of property located at 3020 Rucker Avenue. 63
