a. The current exits within the reception area are not sufficient distance from each other to be <br /> considered separate exits. As a rule of thumb, two exits, where required, should be separated <br /> by a distance of the diagonal of the room in an unsprinklered building (reference IBC section <br /> 1015.2.1). <br /> 2. Based on the travel distance from the mezzanine, two exits are required prior to exiting the building. A <br /> discernible path of egress should be shown in the reception area, with illuminated exit signs on the <br /> drawings, per IBC section 1011.1. <br /> a. Emergency lighting should be shown on the drawings, per IBC section 1006.1, since two exits <br /> are required. <br /> Construction <br /> 1. If the additional area of the mezzanine increases the building fire area to over 6000 square feet, a new <br /> suppression system should be installed in the building, per EMC 16.76.037(C). <br /> a. Please confirm if the area calculations were based on the IBC definition of gross floor area, <br /> which allows the area to be calculated from the inside of the exterior walls. <br /> 2. The additional area of the mezzanine triggers the Everett Municipal Code requirement for automatic <br /> detection, per EMC 16.76.035 B. <br /> Accessibility <br /> 1. Per IBC section 3411.8.1, please identify the accessible building entrance both on the drawings and on <br /> the building with signage. <br /> 2. Doors with vision lites should be dimensioned to show compliance with ICC/A117.1-2009 section <br /> 404.2.10 for the height of the lite: no higher than 43 inches or no lower than 66 inches. <br /> 3. For toilet room turnaround clearances shown to overlap fixtures, as shown on detail 1 sheet 3, the <br /> fixture catalog cuts should be submitted to indicate that the fixture meets the toe (and knee clearance <br /> if deep enough) per ICC/A117.1-2009 figure 306.3. Elevation 'A' shows a clearance at the toilet bowl <br /> of six inches, where a 9 inch clearance is required for the overlap in the turning radius. <br /> 4. Please indicate thermal protection below lavatory sinks where knee and toe clearance is required, per <br /> ICC/A117.1-2009 section 606.6. <br /> Energy <br /> 1. The lighting controls in the mezzanine and office should be shown on the drawings to comply with <br /> mandatory lighting controls, per WSEC section C405.2, noted on the architectural drawings. Although <br /> a deferred electrical permit is required, electrical drawings are not required for this project. <br /> International Property Maintenance Code <br /> 1. Handrails should be firmly fastened, at the East entrance, and capable of supporting normally imposed <br /> loads, per IPMC section 304.12. <br /> Upon resubmission of the drawings, plan review will resume and your application will be given priority. All <br /> required submittals must be of sufficient detail and information to ensure that the proposed structure will be <br /> constructed in compliance with all adopted codes. <br /> These comments address building issues only.
