a. From the original permit, the floor framing above the offices did not appear to be designed for <br /> office floor loading. This area should be included in the framing plan and structural calculations <br /> for the new office floor loading, per IBC table 1607.1. <br /> b. Stories with one exit should be shown to have a maximum exit access travel distance of 7 5 <br /> feet, per IBC table 1021.2 (2). <br /> i. A discernible path of egress should be shown with illuminated exit signs on the <br /> drawings, per IBC section 1011.1, where two exits are required. <br /> ii. Emergency lighting should be shown on the drawings, per IBC section 1006.1, where <br /> two exits are required. <br /> c. A landing should have a width not less than the width of the stairway or the door, shown on the <br /> drawings, per IBC section 1008.1.6. <br /> d. There are two new doors on the second level which appear to be opening from or near the <br /> exterior wall, and the function of what the doors are accessing is not clear on the drawings. <br /> e. Pull side dimensions of 18 inches should be shown on all new doors, per ICC A117.1-2009 <br /> Figure 404.2.3.2 (a). <br /> f. The new toilet room on the second floor should be shown on the drawings to meet the current <br /> accessibility requirements of ICC A117.1-2009 Chapter 6. Elevations of all tenant improvements <br /> to the toilet rooms should be shown on the drawings to indicate fixture locations, clearances, <br /> and heights. <br /> g. Any semi-heated space which is altered to be conditioned space should be shown to be in full <br /> compliance with the current energy code, per WSEC section C101.4.5. <br /> h. Deferred mechanical and electrical permits will be required for the new work. <br /> Upon resubmission of the drawings, plan review will resume and your application will be given priority. All <br /> required submittals must be of sufficient detail and information to ensure that the proposed structure will be <br /> constructed in compliance with all adopted codes. <br /> These comments address building issues only. Revisions or additions may be required by other departments <br /> (Utilities, Public Works, or Planning).
