Introduction <br /> Note: This document is the narrative portion of the Drainage Review Report intended to <br /> ' comply with minimum requirements for MR#1 — MR#9. This report shall be kept on-site <br /> at all times during construction. <br /> Applicable Regulatory Requirements: <br /> ' 1. minimum requirement: based on Figures 2.1 and 2.2 in volume I of the Everett Drainage <br /> Manual, the project is redevelopment and is subject to minimum requirements#1-#9, but no <br /> additional redevelopment requirements. <br /> ' 2. erosion control plan: according to Section 2-1 of Everett's Design and Construction <br /> Standards, since the project is disturbing less than 1-acre, a small parcel erosion and sediment <br /> control plan (SPESCP) is required. <br /> tMR-1 Storm Water Site Plan: (see full stormwater site plan in appendix) <br /> Project location: 10819 Airport Road, Everett, WA 98204 <br /> t Thomas Bros. map#415-H7 <br /> Tax# 005379-0000-0400 in sec.23, t28n, r4c. <br /> ' Existing conditions summary <br /> The site contains previous improvements built under a Snohomish County permit. <br /> Additional un-permitted improvements were added and this project is to bring those <br /> ' additional improvements to code. In adding the additional improvements, a biofiltration <br /> swale was removed and pasture area was converted to a gravel parking lot. <br /> ' Proposed improvements include expanding the pond area to provide additional flow <br /> control for the new impervious area,providing a bioretention facility to treat the existing <br /> and proposed impervious areas, and proposed paving and landscaping. Existing roof <br /> ' runoff will be separated from the existing impervious paved surfaces. The roof will <br /> continue to discharge to the pond and the existing, as well as new pavement, will treated <br /> in a proposed bioretention facility prior to be discharged into the expanded pond.
