I have reviewed it with our Surface Water team. The Stormwater
management BMP that you have selected (Drywell infiltration) is not an acceptable solution for the runoff from the
parking lot expansion per the manual. This method is on list #1 for minimum requirements 1-5 but it is under the section
for Roofs and is not a solution under the "Hard Surface" section. Section 3.1.1 of the manual also has verbiage that
would preclude you from using this BMP. (See attached)
With an infiltration rate greater than 0.30 min. you could check for feasibility of permeable pavement for the new paved
area or as an option develop a rain garden in the northeast corner of the site which has an equivalent amount of
pavement draining to it. These are suggestions as a way to move forward with your project. As the Engineer, we are
expecting you to come up with the best solution for your project.
Please submit revised plans and report for review. I will take a look at them as soon I get them.
Thanks, Kirk
From: Han Phan [mailto:pbg.engrCabyahoo.com]
Sent: Monday, March 27, 2017 9:59 AM
To: Kirk Brooks
Cc: Julie Margetich
Subject: 1031 SE Everett May Way
Hello Kirk,
Per our phone conversation about 2-3 weeks ago, I have attached the drainage report and SWPPP
checklist for you to distribute to the reviewer. Also, I added a drywell BMP to the civil plans to
mitigate the parking surface water which I also attached to this email. Please let me know if you have
any questions.
Thanks
Han Phan, P.E.
PBG, LLC
5130 S. 166th Lane
SeaTac, WA 98188
Cell: 206-229-6422V,
Office: 206-446-1292V
Email: PBG.ENGR(a)_yahoo.com
