These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire). All references refer to the (2015 International <br /> Building Code,) (2015 International Residential Code,) as amended by the State of Washington <br /> and/or Washington State Energy Code 2015 Edition, and adopted by the City of Everett, unless <br /> stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two new complete sets of drawings reflecting the <br /> corrections requested. <br /> 1. Holddowns appear to occur within door openings as shown on Sheet S4. Please verify the <br /> locations of the holddowns indicated in Detail 1/S2 and provide additional details as <br /> required for construction of such conditions. <br /> 2. On Sheet S3, near Grid C, there is callout at the existing walls that reads "Existing <br /> Retaining Walls by Others". This appears to be in conflict with the scope of work indicated <br /> on Sheet 1 of the structural drawings. Please provide additional clarification to the scope of <br /> work described and/or update the drawings. <br /> 3. The permit structural calculations page L5 appears to indicate a shear wall of 13'-6". <br /> However, it appears there are much smaller lengths of wall that may have higher <br /> overturning moment force couples within these short wall piers (for instance, along Grid 2, <br /> the shear wall length appears to be 8'-0". Please verify or clarify that the governing force <br /> couple has been designed for, with additional calculations or a narrative describing the <br /> governing condition. <br /> 4. On page L1 of the structural permit calculations, it appears the discontinuous shear walls <br /> are provided, "x2" and "x3", on the upper floor of the house. Discontinuous walls that do <br /> not stack with walls below produce shears and overturning moments into the floor and <br /> introduce force couples onto floor beams previously designed solely for gravity and shear <br /> —r <br /> Page 1 of_ <br /> CITY OF EVERETr s 3200 Cedar Street .
