These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). Ail references refer to the (2009 International Building Code,) (2009 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2009.Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Specify all connectors including post/footing In crawl space and all joist hangers at stair opening. 2. Provide foundation plan showing how all point loads are supported to the foundation. I 3. The "partial main floor framing" plan shows a double 2 x 10 beam supported on a 4 x 8 beam spanning a doorway. The lower floor plan shows the door In a different location. Please clarify. (See #2 above for point loads). I 4. Provide detail of guard around stair opening. Show how guard is attached such that It Is 1 capable of resisting loads specified in Table R301.5 International Residential Code(IRC). 5.
