These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Below grade walls are required to be insulated to minimum R-21 on the interior when enclosing conditioned spaces. Provide section at below grade walls showing all components and required fireblocking. Show all furred walls on the floor plan. 2. The plans show a second kitchen on the basement floor plan. The zoning code does not allow multiple kitchens in a Single Family Residence (SFR). Pleased remove the stove and Kitchen sink (a utility sink or bar sink is allowed). 3. Provide minimum 100 CFM exhaust fan in the kitchen. The fan shall be vented to the exterior of the building. 4. Show location of water heater on plans. The water heater is required to be strapped for seismic loads and if installed on a slab, placed on a non-compressible insulation (R-10 Minimum). Show the requirements on the plans.
