• <br /> "Accessory building" means a building which is subordinate and incidental to the <br /> permitted principal building, located on the same lot with such principal building, and <br /> erected or established only after or in conjunction with the establishment of the <br /> principal building. An accessory building includes, but is not limited to, garages, <br /> carports, storage buildings, and other similar buildings. <br /> Section 2: Special Regulation No. 3 of Table 6.1 (Development standards) of Section <br /> 37 of Ordinance No. 2397-99 as amended(EMC 19.06.010(3)), which currently reads <br /> as follows: <br /> See Section 39.150 for exceptions to required setback standards. See Section 7.020 for <br /> setback regulations for buildings which are accessory to residential uses. <br /> Section 3: Section 10 of Ordinance No. 2146-96, as amended (EMC 19.07.020), which <br /> reads as follows: <br /> Regulations for accessory buildings. <br /> The following requirements apply to all buildings which are accessory to single-family <br /> residential uses in all zones: <br /> A. Accessory buildings or uses may not be established until the principal dwelling or <br /> dwellings are constructed on the property. <br /> B. The combined total square footage of all accessory buildings, whether attached or <br /> detached, shall not be more than fifteen percent of the total lot area or one thousand <br /> square feet, whichever is less; provided, that up to five hundred square feet of an attached <br /> garage constructed as an integral part of the dwelling shall be exempted from the <br /> calculation of accessory building size. See subsection K of this section for an exception <br /> to this requirement. Integral shall mean a common wall attachment between the garage <br /> and dwelling, which includes a minimum of fifty percent of the width of the first floor <br /> facade comprising the connection. In addition there shall be a substantial connecting roof <br /> structure which encompasses both the garage and dwelling. <br /> C. Accessory buildings, whether attached or detached, shall not be located in front <br /> setback areas or street side setback areas for corner lots, except as provided by Section <br /> 39.150.D.2. <br /> D. Detached accessory buildings may be located within a required rear setback area; <br /> provided, that not more than fifty percent of the required rear setback area is covered. <br />
