' <br /> ii. Any other area which has a topographic slope of greater <br /> than 25% and any areas within a minimum of fifty (50) <br /> feet of any stream bank shall not be cleared, altered, <br /> graded, or constructed upon without approval of the <br /> Planning Director and other agencies with jurisdiction. <br /> The actual separation distance from stream banks shall be <br /> determined during the review of specific site plans, <br /> which shall consider the existence of adjacent steep <br /> sloped areas, soils conditions, slide hazard potential, <br /> and habitat value. <br /> d. Landscape Separation from Public Right-of-Way <br /> i. An average of thirty-five (35)feet of setback shall be <br /> provided from the curbline. <br /> ii. This area may include landscaping, natural vegetation, <br /> office and industrial park, and company identification <br /> signage; pedestrian/bicycle pathways (sidewalks on both <br /> sides of right-of-way are mandatory) ; lighting; and <br /> driveways. Sidewalks should meander between the curb and <br /> the setback limit. The purpose is to break the harsh <br /> edge of a curb and sidewalk along the entire street <br /> length. The sidewalk and curb should not meet except at <br /> corners. <br /> iii. This area may not include buildings, parking, loading <br /> facilities, antennas, or above ground communication <br /> facilities. <br /> e. Landscape Separation from Adjacent Industrial or Commercial <br /> Properties. <br /> i. Ten (10) feet on each side of the property line <br /> ii. May include landscaping, natural vegetation, office and <br /> industrial park and company identification signage, <br /> pedestrian and bicycle pathways, recreation facilities, <br /> and lighting. <br /> iii. May not include buildings, parking, loading facilities, <br /> antennas, above ground communication facilities. <br /> f. Median Strip <br /> A landscaped or natural vegetated median strip <br /> approximately the width a center left turn lane must be <br /> provided for at least five hundred feet back from the end <br /> of any street intersection except for access and left <br /> turn lanes. Median strips will be maintained by the <br /> adjacent industrial or commercial property owners, dead <br /> or diseased plants will be replaced. <br /> g. Parking Lot Landscaping <br /> i. Parking lots shall provide a minimum of ten (10) feet of <br /> natural vegetation or landscaping between vehicle parking <br /> rows and a minimum of ten (10) feet of natural vegetation <br /> or landscaping between parking areas and the internal <br /> driveway/roadway system. At a minimum these landscaped <br /> or natural vegetation areas shall cover ten (10) percent <br /> of the parking area. <br /> ii. Natural vegetation should be preserved and landscaped <br /> areas should consist of sod, deciduous and coniferous <br /> trees and hardy ground covering plants. <br /> -11- <br />
