16. Vibrations <br /> Vibration from any machine, operation or process in the office and <br /> industrial park site shall not exceed 0.003 of one inch displacement <br /> applied to the frequency range of zero to five thousand cycles per <br /> second, as measured off the lot on which such machine, operation or <br /> process is located. <br /> 17. Radiation: <br /> Ionizing radiation is defined and regulated by the State of <br /> Washington pursuant to R.C.W. 70.98. Development on this property <br /> shall comply with the applicable State regulations. <br /> 18. Electromagnetic Radiation: <br /> Provisions shall be made as necessary to shield or otherwise minimize <br /> interference occasioned by mechanical, electrical and nuclear <br /> equipment, uses, or processes with electrical apparatus in nearby <br /> buildings or land uses. <br /> 19. Lot Size: <br /> Each lot ultimately created on this site shall contain a minimum of <br /> five (5) acres of developable property, except where a topographic or <br /> other unique physical feature constrains the size of a lot or if the <br /> City's Comprehensive Plan should require a different minimum lot size <br /> in which case the Planning Director may approve a reduction in the <br /> lot size. <br /> 20. Building Coverage: <br /> Building coverage on any lot shall not exceed forty percent (40%) of <br /> the gross developable area of a lot except for the buffer required <br /> adjacent to the area to the north designated for residential use <br /> unless the Business Park lot is equal to or greater than seven (7) <br /> acres in which case the buffer may be counted for purposes of <br /> calculating the allowed building coverage. The Powder Mill Gulch <br /> ravine and its riparian area which is designated Environmentally <br /> sensitive on the Comprehensive Plan Map shall not be counted for <br /> purposes of calculating building coverage on any lot. <br /> 21. Building Design: <br /> a. Buildings shall be located no closer than two hundred (200) <br /> feet from any area designated for residential use. Visitor and <br /> guest parking, storm drainage facilities, recreation <br /> facilities, fire access roads, landscaping and pedestrian <br /> facilities are permitted in the area between one hundred fifty <br /> (150) feet and two hundred (200) feet of any area desgnated fort <br /> residential use. <br /> b. Buildings shall be sited and designed to assure architectural <br /> compatibility. <br /> c. Buildings with facade:, greater.. than sixty (60) feet in length <br /> shall be required to have a minimum of a five (5) foot <br /> modulation. Special landscaping treatment which creates a <br /> visual break in the building facade shall be required on all <br /> blank building facades which are in excess of forty (40) feet <br /> in length. <br /> d. Any building exterior within three hundred feet of an area <br /> designated for residential uses shall be constructed only of <br /> brick, wood, glass, concrete, stone or stucco. Exterior <br /> material shall be approved by the Planning Department at the <br /> time of the Building Permit application. <br /> -16- <br />
