C1403-022 <br /> Jeff, <br /> Per your plan check letter of April 1, 2014 changes have been made to the Logan plans as follows to <br /> address your concerns: <br /> 1. Separately, a structural engineer will address the issue of floor support. <br /> 2. A note has been added to the Upper Floor Plan, sheet#2, stating the need for a gate. <br /> 3. A note has been added to the Upper Floor Plan, sheet#2, stating that artificial light needs to be <br /> provided at six foot candles, etc., per R303.1, Washington State Amendments. <br /> 4. Calculation provided for 2x10 ledger. <br /> 5. A note has been added to the Lower Floor Plan, sheet#2, noting to provide a 2x12 rim joist to <br /> attach the stair stringers to using a Simpson LSC or similar product. <br /> 6. The plans have been altered to reflect the decision of the client to go with a spray foam closed <br /> ceil insulation (specifically"SprayltGreen"} in the roof/ceiling assembly and have the entire ceiling <br /> vaulted, eliminating the flat ceiling (Section, sheet#3). <br /> 7. Using the spray foam insulation noted in #6, the existing 2x6 purlins are noted as needing to be <br /> furred down min. 1-1/2" to provide 7" of space for R-49 insulation (R-7 per inch). Reflected in <br /> changes to Section, sheet#3. <br /> 8. Note has been added to Section, sheet #3, stating the need for fire blocking to separate upper <br /> unit from garage. <br /> 9. Per IRC 305.1, exception 2, 6"-8" is required at front clearance area. As client is now using spray <br /> foam insulation, resulting in a higher ceiling, there is 6'-8" over entire fixture. There will be no <br /> showerhead. <br /> 10. Note on Lower Floor Plan, sheet #2, notes an electric on-demand whole unit water heater. Unit <br /> will be mounted on garage wall near ceiling. <br /> 11. Note on electrical legend, sheet#2, has been altered to clarify method used. Note directs reader <br /> to further requirements of this method on mechanical note sheet. Mechanical note sheet has <br /> been changed to clarify each of whole house ventilating systems. <br /> 12. Note on Lower Floor Plan, sheet#2, for on-demand water heater states a min. EF .93 to satisfy <br /> option 5a of energy credits, allowing .5 credits. <br /> 13. Notes have been added to Lower Floor Plan, sheet#2, stating that exclusive use of each garage. <br /> 14. Client has decided to go with closed cell (air-impermeable) spray foam insulation which will fill <br /> entire ceilinglroof cavity and eliminates ventilation need. Noted in Section, sheet#3. <br /> 15. Landings for stairs and lift noted on Lower Floor Plan, sheet#2. <br /> Hopefully this satisfies your concerns on this project. Please advise of further issues and we will work to <br /> address them.
