The City of Everett <br /> Planning Director grants approval for the subject property to exceed 1,000 square feet of <br /> accessory building area up to a maximum allowable of 1,296 square feet. The following <br /> conditions shall apply: <br /> �� <br /> 1. Obtain construction permits prior to any work. Final approval from the building <br /> inspector is required. f <br /> ��.>- <br /> 2. The accessory building must be moved to meet the five-foot side setback.`A survey for <br /> setbacks and height are required if the building is to remain within one-foot of the five-foot <br /> side setback or within one-foot of the 20-foot maxiinum height limit. An Accessory Building Covenant acceptable to the City Attorney's office shall be <br /> recorded on the title of the property stating that the property owner acknowledges the <br /> requirements of EMC 19.07.020, and statuig that the use of any accessory structure is limited <br /> to accessory activities peimitted by the zone in which the property is located, and that the <br /> accessory building shall not be converted to living area or used for any purposes which are <br /> not in full compliance with zoiung and building code requirements. This shall be recorded <br /> prior to issuance of the revised construction permits.� �_��o� ,� �s��>���1 �S .,�,P�- . <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at <br /> such factors as view obstruction, aesthetic impact on surrounding properties, and impact on <br /> neighborhood character when evaluating a higher height or additional square footage for an <br /> accessory building than allowed by the standard zoning code regulation. The Planning <br /> Director allowed the accessory building to exceed the 15-foot maximum height limit and the <br /> 1,000 square foot building area limitation based on the following: <br /> The new accessory building is located behind the residence. The building will have a roof <br /> pitch equal or greater than the residence and will use roofing and siding materials compatible <br /> to those on the house. The new accessory building should not obstruct views.
