Therefore, minimum drainage requirement#7 does not need to be met and formal
flow control measures (e.g. detention) are not required. However, because the site will create more than 2,000 square
feet of impervious area, the site is still subject to minimum drainage requirement#5. MR#5 states that on-site
stormwater management BMPs must be provided to infiltrate, retain, and disperse stormwater on site to the maximum
extent feasible without causing flooding or erosion impacts.
There is more that can be done on this site. Runoff treatment is not required because the site is located within the
combined sanitary+storm sewer area, but reduction of flow volumes and rates is still important.
I would suggest that the parking lot be "crowned" so that half of the runoff flows to the north side of the parking lot,
and half to the south. The two "blank"triangular areas at the ROW—that are created by the first two angle parking
spaces—could then be turned into vegetated or rock-filled depressions, say one to two feet deep. Any overflows would
occur to the alley. This solution would also allow the elimination of the 2'gravel transition strip in the drive aisle.
Other solutions are possible, of course,at the engineer's discretion.
Thank you,
Jane
Jane Zimmerman, Sr. Engineer
City of Everett Public Works Department
phone: 425-257-8885 fax: 425-257-8882
e-mail:zimmerman(ceverettwa.qov
'(A-1;. Gt``' "'
1
