This is a violation that would require condemnation for non-expedient compliance—30-day window seems <br /> reasonable. <br /> I also think there should be some written documentation that ANY alteration to use or configuration requires permits. <br /> Overall Violation: The incomplete and unmaintained fire escape system on the east exterior wall requires repair and <br /> maintenance. Specifically: <br /> - Violation of IFC 1104.16.6 There is no means to reach the alley surface from the lowest platform of the fire <br /> escape, stranding those who would need to use the fire escape. It appears as if the ladder to the ground <br /> from the platform has been illegally removed. <br /> o Correction Required: Have a registered design professional engineer design an IFC-compliant means <br /> to reach the alley surface from the lowest platform. <br /> - Violation of IFC 1104.16.4 The Broadway-level fire escape can only be accessed via an intervening room <br /> instead of directly from a corridor. <br /> o Correction Required: Remove the intervening room and provide direct, and clearly visible corridor <br /> interior access to the fire escape door. <br /> - Violation of IFC 1104.16.5.1 The fire escape system on the east exterior wall has not been professionally <br /> examined in the past 5 years, and appears deteriorated and degraded, and is missing its termination ladder. <br /> o Correction Required: Have a registered design professional test and certify that the fire escape <br /> system on the east exterior wall will support the dead load plus a live load of not less than 100 <br /> pounds per square foot, and meeting the requirements of IFC 1104.16.3 Dimensions. <br /> - Violation of IFC 1104.16.7 The fire escape system has been altered and left unmaintained and not working. <br /> o Correction Required:The fire escape system shall be repaired as required above, kept clear and <br /> unobstructed at all times, and shall be maintained in good working order. <br /> 1104.16 Fire Escape Stairs <br /> 1104.16.1 Existing means of egress. Fire escape stairs shall be permitted in existing buildings but shall not <br /> constitute more than 50 percent of the required exit capacity. . <br /> �� <br /> � <br />
