• •
We recognize that these bioretention areas are large as compared to DOE miniinum of5% of the contributing
drainage are. And we have tried hard to achieve this 5% goaL However, the existing site condition and the
project as a parking lot do not allow us to go that far:
1. The amount of contributing drainage area for each bioretention area is limited due to site grading
constraints. The parking lot mList tie into existing pavement/curb elevations along all outer edges. We
have graded high and low points into the site to pushed runoff into collection points but we have limited
flexibility as we try to keep grades at reasonable magnitudes for parking lot use.
2. We would like to keep the bioretention areas larger to encourage water infiltration. The conservative
siring of these bioretention areas will help to encourage infiltration of a greater portion of site runoff and
reduce stormwater entering the drainage system through the underdrain pipes. This will help to reducc
peak flows in the downstream coinbined sewer system.
3. 1'he large size bioretention cells will create a similar appearance to tle existing bioretention cells north
ofthe site. '1,hey will impiove thc aetithetics of the ovel•all parl<iil loi.
We will provide ceinent extruded curb along the entire perimeter of the bioretention areas. Curb openings will
be installed to allow runoff to enter each bioretention area.
The attached sketch shows the grading revisions. Please take a look. If these revisions are acceptable to you,
we will submit the revised drawings for your approval.
Thanks
Leif Johansen, PE
Project Engineer
Reid Middleton
Engineers Planners Surveyors
425-741-3800 Fax: 425-741-3900
From: Ding Ye
Sent: Tuesday, September 01, 2015 4:01 PM
To: Kirk Brooks
Cc: Leif Johansen
Subject: RE: 1001 N Broadway, building demo and parking lot construction
Hi kirk,
Thanks for forwarding Jane's comments.
