These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. The site plan shall be per City of Everett Residential Submittal Checklist. All information specified on the checklist shall be on the site plan. See link below. Washington State Energy Code requires 0.5 credits from Table 406.2 for compliance. The plans call out Option 5a. which states; EFFICIENT WATER HEATING 5a: Electric water heater with a minimum EF of 0.93 AND"All showerhead and kitchen sink faucets installed in the house shall be rated at 1.75 GPM or less. All other lavatory faucets shall be rated at 1.0 GPM or less. To qualify to claim this credit the building permit drawings shall specify the option being selected and shall specify the water heater equipment type and the minimum equipment efficiency and shall specify the maximum flow rates for all showerheads, kitchen faucets and other lavatory faucets." Exterior walls located less than 5 feet from the property line are required to be one-hour fire-resistance rated tested in accordance with ASTM E 119 or UL 263, with exposure from both sides.
