1 PROJECT DESCRIPTION <br /> The proposed project includes the development of Parcel #00385418101300, with a lot size of 14,990 <br /> square feet(SF) (0.34 AC), located at 931 Broadway Ave (the "site") in Everett,WA.The site is currently <br /> developed as a multi-family residential use. The proposed development consists of the demolition of the <br /> existing structure(s), and construction of a 39-unit student housing building and associated site and <br /> frontage improvements.The drainage improvements will conform to the requirements of the 2010 City <br /> of Everett Stormwater Management Manual ("Manual"). <br /> This project is considered a redevelopment project, as the site has more than 35%existing impervious <br /> - surface coverage. Figure 2.2 of the Manual was used to determine the applicability of the Minimum <br /> Requirements. It was determine that Minimum Requirements#1-9 apply to this project.A brief <br /> � discussion of how each minimum requirement has been met is below. <br /> Minimum Requirement#1-Stormwater Site Plan Preparation <br /> The preparation of this document and the Drainage Plan satisfy this requirement. <br /> Minimum Requirement#2-Construction Stormwater Pollution Prevention <br /> This project will be disturbing less than one acre of land, and is therefore required to provide <br /> construction stormwater pollution prevention by complying with Small Parcel Requirements#1-#5. See <br /> Section 4 of this report for additional detail. <br /> Minimum Requirement#3-Source Control of Pollution <br /> A source control plan has been prepared. See Section 5 of this report for additional detail. <br /> Minimum Requirement#4- Preservation of Natural Draina�e Systems and Outfalls <br /> The existing site discharges stormwater to the combined sewer system in "little" Broadway.The project <br /> is proposing to also discharge to the combined sewer system in N Broadway. <br /> Minimum Requirement#5-On-Site Stormwater Mana�ement <br /> This project will implement Post-Construction Soil Amendment and Depth to all proposed landscaped <br /> � and lawn areas to meet this requirement. See Section 3 of this report for additional detail. <br /> Minimum Requirement#6- Runoff Treatment <br /> This project is proposing less than 5,000 SF of new and/or replaced pollution-generating impervious <br /> surfaces, and is therefore exempt from providing water quality treatment. See Section 8.5 of this report <br /> for additional detail. <br /> Minimum Requirement#7- Flow Control <br /> This site is located within the Combined Sewer Service Area. The proposed project is resulting in a <br /> decrease in flow discharges and durations compared to existing conditions, and is therefore exempt <br /> from providing flow control.
