4. ACCESS <br /> A. Access to the area shall be from 16th Avenue S.E. and the <br /> east-west public or private connector streets (100th Place, <br /> 101st, 102nd, 105th, 106th and 108th Streets S.E. ), or limited <br /> to 150 foot separation on 19th Avenue S.E. and 112th Street <br /> S.E. or one access point per lot when the lot frontage is less <br /> than 150 feet when the developer has presented a circulation <br /> plan that is acceptable to the City's Traffic Engineer. Access <br /> to 16th Avenue S.E. and the east-west connector streets will be <br /> reviewed by the City Traffic Engineer during the detailed site <br /> plan review process to insure adequate driveway separation. <br /> B. As each phase is developed, the Owners shall improve streets <br /> and extend utilities in accordance with City ordinances, <br /> standards, and the 19th Avenue S.E. Comprehensive Plan. These <br /> requirements shall be applied to the development of 16th Avenue <br /> S.E. and the east-west public or private connector streets. <br /> C. Dedication of the 16th Avenue S.E. right-of-way is required <br /> before the approval of the rezone. <br /> D. Dedication of 10 feet of right-of-way on the north side of <br /> 105th Street SE is required before the approval of the rezone. <br /> E. Dedication of 10 feet of right-of-way on the properties <br /> frontage on the south side of 105th Street SE is required <br /> before the approval of the rezone. <br /> CONCOMITANT AGREEMENT - 5 <br />
