The incoming
pressure to the above residence reads over 100psi. Current Washington code dictates that a pressure
reduction valve be installed to bring the water pressure to 80psi or below. The current pipe size from the
incoming water service meets code of 3/4 minimum pipe size , but just before the main shut off it has been
reduced to1/2 inch, and is 1/2 inch throughout the residence. Current code ,as well as good workmanship
standards, state that a minimum 3/4 supply be run to the water heater. Also having a 3/4 supply out of the
water heater to meet the demand of the water system. The only way to accomplish this is to repipe the
supply starting at the incoming line and reconnect the 1/2 fixture supplies throughout the home. This portion
of the required repairs will take 2 days to complete, and will involve 2 people, total cost for this is 5251.62
plus applicable tax.
Now we come to the actual reason for the loss. There is a laundry drain, but it has been decommissioned
with a perminant cap, and the floor drain is unusable. The sewer line is above , hung on the ceiling in the
basement. Standard practice when the home was built, was to use a onsite grey water system(In example a
drain field type system) to dispose of the laundry waste water. Current code state's that all drainage must
be tied into a sewer system. When we arrived onsite ,the washing machine was tied into the kitchen drain
using PVC. This caused heavy wear on the steel pipes, causing it to fail. The only way to install the laundry
into the sewer, is to install a custom made pump system. This involves breaking up the concrete floor in the
basement, and hand excavating the soil out „setting the pump basin and running new 2 inch diameter Abs
pipe allowing the laundry to flow into the basin, then be pumped to the sewer above. This will take 2- 3
days, a second man, as well as a permit from the city. Cost to do this is 5652.28 plus applicable taxes. An
additional 1275$ will be added to replace the kitchen line. If there are any questions for me , I can be
reached at 425-359-3806.
