• • <br /> Ted Budden <br /> From: Ted Budden <br /> Sent: Tuesday, January 27, 2015 2:56 PM <br /> To: Cynthia Keirsey <br /> Subject: 3631 Wetmore Ave <br /> Hello Cindy, <br /> Here is a brief summary of my observations made during the inspection conducted this AM.at 3631 Wetmore Ave. <br /> 1.The upstairs tenant has concerns about a gap that exists between the baseboard molding and the wooden flooring at <br /> the south wall of the living room. The gap is characteristic of typical shrinkage and settlement in buildings of this period <br /> and condition. The tenant stated that the gap has been present during her entire tenancy which if I recall correctly has <br /> been over ten years. <br /> It is my opinion that the gap is not problematic nor is it associated with the retaining wall failure at the south side of the <br /> property. <br /> 2. It was observed that the entry ramp located at the southwest exterior portion of the building has rotted wood that <br /> has compromised the structural integrity of the ramp.The ramp should be repaired or removed, in its current condition <br /> is no longer safe for use. <br /> 3. Site drainage at the north portion of the building could be improved as some soil settlement was observed in this <br /> area. Rooftop drains at this location are contributing to this condition. <br /> The drainage from the east parking area discharges most of the pavement runoff directly behind the failing alley <br /> retaining wall.This drainage is adding additional loads to the weakened wall structure. <br /> In Summary: <br /> The main building does not appear to be adversely affected at this time by the retaining wall failure. <br /> Repair, removal or replacement of the entry ramp should occur. <br /> Site drainage improvements should be made. <br /> Regards <br /> Ted Budden <br /> 1 <br />
