The front dwelling unit does not meet the <br /> 20-foot front setback and the rear dwelling unit and garage do not meet the five-foot side <br /> setbacks. The applicant's site plan shows that the front dwelling unit is 18'8" from the front lot <br /> line with a porch extending five feet further into the front setback, the rear dwelling unit zero <br /> feet from the south lot line, and the garage zero feet from the north lot line. The detached <br /> accessory buildings (see note below) exceed the 50% maximum coverage of the 20-foot rear <br /> setback. There are three off-street parking spaces accessed from the alley. <br /> Decision: I hereby find that the above-described non-conformities were established prior to <br /> zoning code regulations for the subject property. This certification is subject to revocation if it <br /> is found that the information upon which it is b ed jeoneous. <br /> Date: _ <br /> Ilan Giff-' , I irector <br /> NO : The Assessor's records show that the carport was constructed after 1956. The carport <br /> co ers an additional 20% of the 20-foot rear setback. The amount of accessory building <br /> covering 20-foot rear setback is 84%. This must be reduced to 64% by removing the carport or <br /> 200 square feet of the garage or shop. <br /> Subsection 38.040.0 of the City of Everett Zoning Code requires that a building permit <br /> application be submitted within one year of the demolition of any structure in order to rebuild at <br /> the same nonconforming setback building line. If a nonconforming use ceases for a period of <br /> two or more years, the use will lose nonconforming status per Subsection 38.030.B of the City <br /> of Everett Zoning Code. <br /> This is an administrative decision appealable to the City's Land Use Hearing Examiner.
