Electrical wiring observed in the attic area of the building has open splices. Knob and tube wiring has been tampered
with is improperly connected and is not safe nor approved for use in its current condition. Flexible cord is being used in
place of permanent wiring. Electrical receptacles have been incorrectly wired.
2.The building has been altered from its original condition to include several additional sleeping rooms and at least one
additional kitchen. No access was granted to the majority of these tenant sleeping rooms as these rooms were currently
occupied. The size of these rooms and whether approved egress and rescue openings and required smoke alarms are
provided is not known. Permits and approvals for these alterations have not been granted according to my research of
city records.
3.A common living area and eating area for all of the tenants of this building does not appear to be provided.
A .The gas fired heating and hot water equipment that serves this building lacks adequate required combustion air
supply. This condition can cause carbon monoxide to enter the building. This is a life safety hazard to the occupants of
this building.
5.The hot water tank that serves this building is inadequately sized for the number of occupants that rely on it for their
hot water needs. The"first hour" rating of this tank is too small for the demand.
6.The electrical service entrance conductors and meter base are undersized for this building. The electrical panel also
lacks knockout covers where holes have been created and or breakers removed.
These observations do not represent a complete list of all of the code violations present in this building. The
documented and observed code violations in this building are however, very significant. Based on our observations, this
building is a Dangerous Building as defined by the International Property Maintenance Code.
It is my understanding that this building has been condemned by the Code Enforcement Unit. I completely agree with
this determination and highly recommend that the building be immediately vacated until corrections to the building
have been made and approval for occupancy by this office has been granted.
Regards.
Ted Budden
