FINDINGS AND DECISION <br /> OF THE HEARING EXAMINER OF THE <br /> CITY OF EVERETT <br /> IN THE MATTER OF THE APPLICATION <br /> OF SALMON SEEKER, LLC FOR <br /> APPROVAL OF A SHORELINE <br /> SUBSTANTIAL DEVELOPMENT PERMIT, SMA #14-002 <br /> REASONABLE USE EXCEPTION, AND <br /> CONDITIONAL USE <br /> SUMMARY OF DECISION: The requested Shoreline Substantial Development <br /> Permit, Reasonable Use Exception and Conditional <br /> Use for the expansion of an iron works facility to be <br /> completed at 2102 Ross Avenue, Everett, <br /> Washington, is granted subject to conditions. The <br /> project includes: the addition of a 5,280 square foot <br /> wharf; a 12,650 square foot staging area; a 12,750 <br /> square foot office and shop building and the <br /> reduction of a shoreline buffer. <br /> INTRODUCTION <br /> Salmon Seeker, LLC (Applicant) requested approval of a Shoreline Substantial <br /> Development Permit (Shoreline Permit), Conditional Use and a Reasonable Use <br /> Exception (RUE) for a project to be developed at 2102 Ross Avenue, Everett, <br /> Washington (subject property). The proposed project includes an addition of a 5,280 <br /> square foot wharf; a 12,650 square foot staging area; a 12,750 square foot office and <br /> shop building that would be added to an existing 45,000 square foot steel fabrication <br /> and storage facility that was approved in Shoreline Permit #SMA 07-008; and the <br /> reduction of a shoreline buffer through a reasonable use permit process. The reduced <br /> buffer would be the same as the buffer approved on the adjoining property that was part <br /> of REVII #08-019. <br /> A hearing on the request was held before the Hearing Examiner of the City of Everett on <br /> May 22, 2014.
