Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International <br /> Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett. The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br /> more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. It appears that the construction type could be reclassified to type V-B. If not rated <br /> assemblies must be provided for floor/ceilings, roof, and bearing walls. Also detailing of the <br /> protection of any penetrations of these assemblies. If reclassifying is possible, please provide <br /> the analysis on the cover sheet. <br /> 2. Using an occupant load factor of 100 per square foot of gross floor area as required by IBC <br /> 1004 results in an occupant load of 74 or 77 per floor. With half of the occupants per floor <br /> using each exit, IBC 1018 requires one-hour rated corridors where the occupant load exceeds <br /> 30. <br /> 3. IBC 1503.4 requires emergency overflow at the new roof drains. <br /> 4. Please provide the detailing for the one-hour glass and doors at the interior exit enclosure. <br /> 5. The detailing of the exterior stairway and ramp, in some cases, does not include the handrail <br /> extension requirements of IBC 1012. <br /> 6.
