PUBLIC WORKS
ENGINEERING /PUBLIC SERVICES DEPARTMENT
April 27, 2016
Andrew Kristovich
andrewk@gravitythieves.com
RE: Owner: Swallwell's First LLC
Job Address: 2916 State St
Plan Check No: B1603-038
Dear Mr. Kristovich,
In response to your application for a construction permit, your plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and respond to the
comments below. These comments address building issues only. Additional revisions or additions may be
required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012
International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International
Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the
State of Washington and adopted by the city of Everett. The current IBC referenced standard for
accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal
ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be
more restrictive.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two complete new sets of construction documents reflecting the
corrections requested.
1. Regarding Item 1 of the previous letter and item 4 of the first letter; IBC 414 requires the floor
assembly of the control area to have a fire-resistance rating of not less than 2 hours. IBC
722.6.1.1 prohibits calculated fire resistance ratings when the necessary rating exceeds 1 hour.
Please provide the detailing and testing agency I.D. number for a floor/ceiling assembly rated for
2 hours.
If you have any questions, please call me at 425-257-7264.
Upon submittal of the drawings, your application will be given priority and plan reviews will recommence.
All required submittals shall be sufficient detail and contain sufficient information to ensure that the
proposed structure will be constructed in compliance with all adopted codes.
}
Sincerely,
Steve Miller
Associate Engineer
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (425) 257-8200 • Fax (425) 257-8856
