Prior to grading the subject property, and prior to obtaining any <br /> building permits, the Owners shall submit a storm drainage <br /> . <br /> analysis for the property for which a building permit has been <br /> requested, together with a proposal for mitigation and abatement' <br /> of storm drainage impacts resulting from _ construction, <br /> development and occupancy. A detailed storm drainage plan for! <br /> each phase of development shall be submitted for approval to the <br /> City Public Works Department as a <br /> P part of each detailed site . <br /> plan. The design, construction and maintenance of storm drainage <br /> facilities shall be in compliance with all applicable ordinances <br /> and the South Everett Drainage Basins Plan, dated February, 1982, <br /> and shall include the following, if applicable: <br /> i. Shopping Center Creek shall be re-routed to the 19th Avenue <br /> S.E. drainage system. <br /> II <br /> ii. Runoff from properties adjacent to 19th Avenue shall be <br /> routed to the street drainage system. <br /> 1 iii On-site detention or payment of drainage fee will be <br /> I <br /> required. A culvert will be required at both stream <br /> crossings. As much on-site drainage as possible should be <br /> directed to the drainage system on 19th Avenue SE rather <br /> than to the streams/open channels. <br /> CONCOMITANT AGREEMENT -7 <br /> i <br />
