Geotechnical Report <br /> MTorres America Building <br /> 80th Street SW <br /> Everett,Washington <br /> 1.0 PROJECT DESCRIPTION <br /> The proposed project is a two-story industrial/manufacturing building with associated utility improvements and <br /> paved parking and access. Based on review of a grading and drainage plan prepared by PacLand dated December <br /> 18, 2015, we understand that the building,will be located in the southern portion of the site. The lower building <br /> level will be constructed,at elevation 546 feet, with an upper office floor elevation at 561 feet. Parking and <br /> access will be constructed south of the building. The area to the north of the building will be graded nearly level <br /> for additional parking and future building addition. <br /> Existing topography shown on the grading and drainage plan indicate that cuts and fills on the order of 15 feet <br /> will be required to establish building elevations in the south and north areas of the site, respectively. Grade <br /> transitions will be accommodated with retaining walls and sloped embankments. Proposed surface grades north <br /> of the building pad will slope.down to the north at a gradient of 3:1 (Horizontal:Vertical) to a stormwater <br /> detention pond. <br /> The detention pond will be formed entirely by excavations below existing surface grades with a maximum <br /> excavation depth of about eight feet. Interior pond slopes are shown graded to an inclination of 3;1 <br /> (Horizontal:Vertical), except for the slope at the eastern end of the pond,which is shown graded to an inclination <br /> of 2:1 (Horizontal:Vertical). <br /> The recommendations in the following sections of this report are based on our understanding of the design <br /> features outlined above. We should review design drawings as they become available to verify that our <br /> recommendations have been properly interpreted and to supplement them,if required. <br /> 2:0 SCOPE OF WORK <br /> Our work was completed in accordance with our authorized proposal dated January 11, 2016. Using the <br /> information obtained from our subsurface exploration, we performed analyses to develop geotechnical <br /> recommendations for project design and construction. Specifically,this report addresses the following: <br /> Soil and groundwater conditions <br /> • Geologic Hazards per the City of Everett Municipal Code <br /> • Seismic design parameters per the current International Building Code(IBC): <br /> • Site preparation and grading <br /> • Excavations <br /> • Foundations <br />
