Section 3: That this ordinance shall not become effective until the proponents/ petitioners/owners convey to the City of Everett, by Statutory Warranty Deed, the following described parcels for street and utility purposes: A sixty foot wide strip of land being thirty feet on each side of the following described centerline: Commencing at the South quarter corner of Section 35, Township 29 North, Range 4 East, W.M.; thence South 88°55'46" West along the South line of the Southwest quarter of said Section 35 for a distance of 295.59 feet to the TRUE POINT OF BEGINNING of herein described centerline and to a point on a curve whose radius point bears North 66°38'11" East for a distance of 425.00 feet; thence in a northwesterly direction along the arc of said curve through a central angle of 22°27'45" for a distance of 166.62 feet; thence North 0°54'04" West for a distance of 101.79 feet to the beginning of a tangent curve to the right having a radius of 425.00 feet; thence along the arc of said curve through a central angle of 20°05'43" for a distance of 149.06 feet to the beginning of a reverse curve, having a radius of 425.00 feet; thence along the arc of said curve through a central angle of 34°08'18" for a distance of 253.23 feet to a point on the North line of the East half of the Southeast quarter of the Southeast quarter of the Southwest quarter of Section 35 and the Terminus Point of herein described centerline, said Terminus Point being South 88 57'30" West for a distance of 288.50 feet from the Northeast corner of the East half of the Southeast quarter of the Southeast quarter of the Southwest quarter of said Section 35.
