I have reviewed the plans for conformance with Zoning Code requirements and have listed the necessary Planning <br /> corrections below. I've also attached redlined plans for your convenience. If you have any questions about these <br /> requirements, please let me know and I'm happy to be of assistance. <br /> SITE PLAN <br /> 1. The main public entrances of all buildings shall provide weather protection a minimum of 6' in depth per EMC <br /> 19.33G.070.B.1.b. Please revise plans accordingly. Note:porches are permitted to encroach up to 6'within a <br /> required front setback. <br /> 2. Height calculations need to be corrected on plan.The maximum height for this location is 65'. <br /> 3. All required parking must be on a permeable paved surface per EMC 19.34.080.Gravel is not an approved <br /> permeable surface for required parking. Please revise and show on plans. <br /> 4. Show proposed cantilevered areas on site plan.The maximum setback encroachment for cantilevered portions, <br /> including eaves, is 1'6". <br /> ELEVATIONS <br /> 1. Show height calculations on elevation plans. <br /> LANDSCAPE PLAN <br /> 1. Not to scale—please revise. <br /> 2. In accordance with EMC 19.33G.080.B, 20%of this site is required to be landscaped. Up to one-third of the <br /> required landscaped areas may be for active or passive recreational use, or for use by pedestrians(EMC <br /> 19.33G.080.B.1.b).The plan should clearly show proposed planting species and materials that meet the <br /> landscape Type requirements.As proposed, some of the plant sizes are below the minimum size and spacing <br /> requirement; please revise. <br /> 3. Screening is required along the side yards in accordance with EMC 19.33G.080.B.3.This may be accommodated <br /> by providing a solid wood fence 6' in height. <br /> General note: New buildings proposed within 1 foot of a required setback require a survey. Property corners must be <br /> clearly staked by a licensed surveyor to confirm setbacks in the field upon inspection. <br /> These comments are only in relation to the zoning code and do not account for all possible comments/corrections from <br /> other departments.
