/ 1 <br /> • <br /> ` • ORDI"vANCE NO.//7?-,25- 1 • <br /> , <br /> An Ordinance adopting new regulations, requirements and <br /> procedures for Subdivisions and Short Subdivisions and <br /> • repealing Ordinance No. 4157 and 368-75 as amended by <br /> 517-78, 816-81 and 817-81. <br /> WHEREAS, in April 1981 , the Legislature of the State of Washington <br /> enacted changes to R.C.W. 58.17, an act to regulate the subdivision of .land; <br /> and <br /> WHEREAS, the State Legislature found that the process by which land is <br /> divided is a matter of State concern and should be administered in a uniform <br /> manner by cities, towns, and counties throughout the State; and <br /> WHEREAS, the City Council recognizes the need for new provisions and <br /> standards; <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> SECTION I: ADMINISTRATION <br /> A. Title <br /> B. Authority <br /> C. Purpose <br /> D. Jurisdiction <br /> E. Applicability <br /> F. Definitions <br /> A. Title <br /> This Ordinance shall be known as the "Subdivision Ordinance of the City <br /> of Everett." <br /> B. Authority <br /> These regulations are authorized by Chapter 58.17 R.C.W. and other <br /> applicable State Laws and City Ordinances. <br /> C. Purpose <br /> The purpose of these regulations is to regulate the divisions of land <br /> and to promote the public health, safety, and general welfare in <br /> accordance with standards established by the State and City; to prevent <br /> the overcrowding of land; to lessen congestion in the streets and <br /> highways; to promote effective use of land; to promote safe and <br /> convenient travel by the public on streets and highways; to provide for <br /> adequate light and air; to provide for adequate provisions for water, <br /> sewer, parks and recreation areas, sites for school and school grounds <br /> and other public requirements; to provide proper ingress and egress; to <br /> provide for the expeditious review and approval of proposed <br /> subdivisions, and short subdivisions; to adequately provide for the <br /> housing and commercial needs of the citizens of the City; to promote <br /> design that is compatible with the natural environment; and to require <br /> uniform monumenting of land and conveyancing by accurate legal <br /> description. <br /> -1- <br /> 0012F <br />
