2. Application Documents: <br /> A short subdivision application shall consist of the following <br /> documents: application form, legal description, declaration of <br /> ownership form, vicinity maps, proposed plat map, supplementary <br /> plat map, adjacent property owners form and environmental check <br /> list. The City shall provide the above stated forms and <br /> application instructions for required documents, in which event <br /> they shall be used by the applicant. <br /> 3. Additional Application Requirements: <br /> If the City finds the presence of any of the following site <br /> conditions, the City may require the applicant to provide <br /> additional information such as detailed studies, site plans, - <br /> street profiles and cross sections: <br /> (a) Site has natural slopes exceeding 15%; <br /> (b) Site has permanent drainage courses or wetlands; <br /> (c) Conditions exist on the site or in the area adjacent <br /> to the site which may contribute to or cause <br /> erosion, drainage problems, or geological or surface <br /> slippage; <br /> (d) Site has other unique physical features. <br /> b. In the event additional information is required, the <br /> thirty (30) day preliminary approval period shall not <br /> commence to run until the requested information is <br /> provided to the City. <br /> D. Review Process <br /> 1. Action by the City Departments : <br /> a. If the preliminary short subdivision application is <br /> • completed to the satisfaction of the City, the application <br /> shall be deemed filed and the preliminary review process <br /> shall commence. <br /> b. If the Planning Department determines that the applicant <br /> has met all the application requirements for short <br /> subdivisions and that the short subdivision contains the <br /> requested documents and data to furnish a basis for <br /> approval or disapproval, the Planning Department shall <br /> circulate copies of the short subdivision application to <br /> relevant City Departments who shall review the short <br /> subdivision and furnish the Planning Department with a <br /> report as to the effect of the proposed short subdivision <br /> upon the public health, safety and general welfare, and <br /> containing their recommendations as to the approval of the <br /> short subdivision. The report submitted shall include <br /> recommendations as to the extent and types of improvements <br /> to be provided. <br /> -17- <br />
