I. Full standard half-street improvements will be required <br /> including, but not limited to, curb, gutter, sidewalk, and street <br /> widening on property frontage along any of the abutting <br /> rights-of-way depending on the extent and location of the <br /> development and the applicable City ordinance. Such an <br /> improvement may require that the proponent acquire temporary <br /> slope easement on the side of the new right-of-way. <br /> J. Dedication/vacation of rights-of-way for 105th Street SE and <br /> 106th Street SE shall be initiated and completed by July 1, 1985, <br /> unless otherwise approved by Public Works Director. <br /> K. The on-site circulation shall be organized so that vehicles have <br /> easy access to parking and loading areas. <br /> L. Paths and sidewalks shall be provided to move pedestrians safely <br /> between parking and activity areas. <br /> 5. STORM WATER DRAINAGE <br /> A. Prior to grading the subject property, and prior to obtaining any <br /> building permits, the Owners shall submit a storm drainage <br /> analysis for the property for which a building permit has been <br /> requested, together with a proposal for mitigation and abatement <br /> of storm drainage impacts resulting from construction, <br /> development and occupancy. A detailed storm drainage plan for <br /> each phase of development shall be submitted for approval to the <br /> City Public Works Department as a part of each detailed site <br /> plan.
