C. All parcels shall have outdoor storage allowed when such storage <br /> is enclosed by a minimum eight foot high sight-obscuring <br /> structure and landscaping, and when the interior of the storage <br /> area cannot be viewed by a pedestrian from any public <br /> right-of-way or adjacent property. A detailed screening plan for <br /> the outdoor storage area shall be reviewed and approved by the <br /> City Planning Department during the site plan review process. <br /> 2. DETAILED ADMINISTRATIVE SITE PLAN REVIEW PROCESS <br /> A. Prior to the issuance of any building permit, the applicant shall <br /> submit to the City Planning Department for administrative review <br /> a detailed site plan for that portion, or phase, of the subject <br /> property then being proposed for development⢠<br /> B. Any site plan thus submitted shall show, or be accompanied by, <br /> the following: <br /> i. An Environmental Checklist prepared pursuant to the State <br /> Environmental Policy Act⢠<br /> ii. The existing site conditions, including drainage patterns, <br /> unique physical features, and an inventory of all evergreen <br /> trees over six inches in diameter in areas which will <br /> remain undisturbed by buildings, paving, public <br /> right-of-ways or utilities. <br /> iii. The location and floor area size of all existing and <br /> proposed buildings and other improvements, including <br /> maximum heights, types of buildings and occupancies, if <br /> known. <br /> iv. The location and size in acres or square feet of all areas, <br /> if any, to be conveyed, dedicated or reserved as open space <br /> (common, private or public). <br /> CONCOMITANT AGREEMENT - 3 <br />
