Please review and respond to the <br /> comments below.These comments address building issues only. Additional revisions or additions may be <br /> required by other departments(such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International <br /> Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett.The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br /> more restrictive. <br /> In order for the processing of your application to continue,it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. IBC 1009.7.2 requires a minimum stair tread depth of 11 in.This measurement is"between the <br /> vertical planes of the foremost projection of adjacent treads and at a right angle to the tread's <br /> nosing". Please revise detail 4/A2.0. <br /> 2. IBC 1012.6 requires handrail extensions. The top extension shall extend horizontally at least 12 <br /> in. beyond the top riser. The bottom extension shall continue to slope for the depth of one tread <br /> beyond the bottom riser. <br /> 3. IBC 106.1 requires the mezzanine live load (100psf)to be posted by a conspicuous and durable <br /> sign. Please include this requirement. <br /> 4.
