PUBLIC WORKS
April 24, 2014
Johnson Family Limited Partner
3902 Colby Ave Suite 105
Everett, WA. 98201
RE: Owner: Johnson Family Limited Partner
Job Address: 715 100th ST SE
Plan Check No: B1404-024
Dear Applicant,
In response to your application for a construction permit, your plans have been examined and
you are advised that revisions may be necessary before a permit can be issued. Please review
and respond to the comments below. These comments address building issues only. Additional
revisions or additions may be required by other departments (such as Utilities, Planning or Fire).
All references refer to the 2012 International Building Code (IBC), the 2012 International Fire
Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 International Energy
Conservation (IECC), as amended by the State of Washington and adopted by the city of
Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and
Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal ADA regulations and standards may
be more restrictive.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two complete new sets of construction
documents reflecting the corrections requested.
1. Upon resolution of item 2 (below), the submitted plans will be sufficient to obtain a
"shell" permit. If it is your desire to obtain a Certificate of Occupancy, it will be
necessary to provide a floor plan for the store. This floor plan could be included with this
permit, the upcoming rack permit,or as a third permit for the sole purpose of obtaining
the Certificate of Occupancy.
2. The proposed 4x12 header appears to be subjected to loading from the second floor,
therefore questionably adequate. Please indicate how the second floor is framed,
dimensioned and loaded. A storage live load limit sign may already be posted. If it will
be a storage area, and it is not posted, a new sign must be provided. New footings may
also be necessary to support the header posts.
, //z ////CITY OF EVERETT• 3200 Cedar Street• Eve t, WA 98201 • (425)257-8800 • Fax (425) 257-8882
