facilities shall be in compliance with all applicable ordinances <br /> and the South Everett Drainage Basins Plan, dated February, 1982, <br /> and shall include the following, if applicable: <br /> i. Shopping Center Creek shall be re—routed to the 19th Avenue <br /> S.E. drainage system. <br /> ii. Runoff from properties adjacent to 19th Avenue shall be <br /> routed to the street drainage system. <br /> 6. PARKS/OPEN SPACE <br /> A. Provision of private open space and recreation facilities shall <br /> be established for individual projects as they go through the <br /> site plan review process. <br /> B. A greenbelt shall be preserved adjacent to I-5. Where vegetation <br /> in the greenbelt area is sparse, additional evergreen plantings <br /> shall be required to create a visual buffer between I-5 and the <br /> study area. It will not be the intent of this visual buffer to <br /> totally block the view of these properties from the I-5 corridor. <br /> C. Additional properties for park development may be obtained <br /> through dedication during the site plan review process or <br /> obtained by direct purchase. <br /> CONCOMITANT AGREEMENT — 8 <br />
