F. The on-site circulation shall be organized so that vehicles have <br /> easy access to parking and loading areas. <br /> G. Paths and sidewalks shall be provided to move pedestrians safely <br /> between parking and activity areas. <br /> H. The existing private roadway known as 16th Avenue S.E. shall be <br /> dedicated and brought up to standards acceptable to the City <br /> prior to any development of Parcel A. <br /> I. The owners of Parcel A shall sign a Local Improvement District <br /> (LID) covenant for 112th Street S.E. and shall submit a signed <br /> petition for the 112th Street LID for that portion of their <br /> property within the benefit area. <br /> J. The owners of Parcels A & B shall provide LID covenants for the <br /> 16th Avenue S.E. corridor or other public right-of-way abutting <br /> their properties. <br /> 5. STORM WATER DRAINAGE <br /> A. Prior to grading the subject property, and prior to obtaining any <br /> building permits, the Owners shall submit a storm drainage <br /> analysis for the property for which a building pernit has been <br /> requested, together with a proposal for mitigation and abatement <br /> of storm drainage impacts resulting from construction, <br /> development and occupancy. A detailed storm drainage plan for <br /> each phase of development shall be submitted for approval to the <br /> City Public Works Department as a part of each detailed site <br /> plan.
