• <br /> Determination of Incomplete Application <br /> Your application for the following described project was received on July 20, 2009. <br /> Project#: SLA09-004 <br /> Project Description: Requesting a boundary line adjustment (BLA)between two <br /> parcels. As proposed, the adjustment would convey approximately 788 additional <br /> square feet of land area to Steve Hale at 420 47th St SE from Justin Boyd at 403 47th St <br /> SE. <br /> Applicant: Steve Hale <br /> 420 47th St SE <br /> Everett, WA 98201 <br /> The application has been determined to be incomplete for processing for project review <br /> due to the following: <br /> 1.) All applications must be accompanied by a Boundary Line Adjustment Title <br /> Report. This report must confirm that the title of the lots being adjusted is under <br /> ownership of the parties signing the Declaration of Ownership. <br /> 2.) Submit additional Declarations of Ownership if the BLA Title Report indicates <br /> parties other than Steve Hale and Justin Boyd having interest in the properties. <br /> The Planning Department has received one Declaration of Ownership from <br /> Steve Hale and one from Justin Boyd. <br /> The Planning Department understands the Applicant has submitted the BLA application <br /> in order to correct a Zoning Code violation(case#09-0314)to achieve a 20-foot rear <br /> setback for the single-family residence as it is currently located. The submitted survey <br /> shows an approximate setback of 12-feet from the proposed lot line to the residence. <br /> The BLA appears not to accomplish the goal of a 20-foot setback from the single- <br /> family residence to the rear lot line on order to correct the setback violation. Everett <br /> Municipal Code 19.06.010 Development Standards Table 6.1 requires a 20-foot rear <br /> setback for single-family residences located in the R-1 zone. <br /> To keep the application active, the required information must be submitted to the City's <br /> Department of Planning and Community Development within 90 calendar days of the <br /> date of this notice (if requested by the applicant, the director may grant an extension of <br /> the 90 day deadline).
