C.In) [(goy ,Uui2_ <br /> Tukwila, WA 98168 <br /> Cell Phone: (206) 571-8794 <br /> December 3, 2015 <br /> Subject: Report of Site Visit and Recommendations for Structural Upgrade - <br /> Existing Single Family Residence, 2608 Virginia Avenue, Everett, WA 98201 <br /> The purpose of this report is to document site visits to the above house and <br /> note recommended structural upgrades. The existing house was constructed <br /> about 1920 and has had little or no structural modifications since <br /> construction. An attached garage/carport structure at the rear of the house <br /> did not alter the structure of the house itself. The house is two-story and is <br /> wood framed with a cast concrete full basement. Access to the basement is <br /> through the rear garage/carport. <br /> The structure was observed in some detail since in many wall and ceiling <br /> areas the old lath and plaster had been removed. Overall the building <br /> structure was in good to very good condition, although of course very old. <br /> The one category of structure noted as being deficient was the joists and <br /> beams in both the basement and first floor ceiling areas. <br /> Attached are calculations and construction sketches for: <br /> 1. The reinstallation of two support posts in the basement (obviously <br /> removed many years ago). <br /> 2. Reinforcement of existing basement ceiling joists. <br /> 3. Reinforcement of existing basement ceiling beams. <br /> 4. Reinforcement of existing first floor ceiling joists. <br /> The following items are noted as having received informal review: <br /> 1. The existing full height cast concrete basement wall (presumed <br /> unreinforced) was in good condition and requires no significant repairs. <br /> The floor at the time of the visits was wet due to leaking plumbing under <br /> renovation, but it appears groundwater is not a problem based on <br /> observed dry areas not affected by the plumbing leaks. <br /> 2. The existing exterior walls are sheathed with 1" milled planks and are in <br /> good condition. Exterior wall penetrations remain unchanged with the <br /> exception of the installation of three new slightly larger windows, two on <br /> the second floor. <br /> 3. The roof structure was not observed, however there was no evidence of <br /> significant previous leakage and the roof from the outside appeared <br /> straight and true. The under eave areas did not appear deteriorated. <br />
