(DEI)has performed a review of the proposed Artesia clubhouse remodel, located at 11225 <br /> 19th Ave SE in Everett,WA. The existing structure is a single-story residential clubhouse for the Artesia apartment <br /> complex.The structural aspects of the remodel include the removal or opening of several interior load bearing walls <br /> and a new storefront window and door openings at the south-west exterior wall. DEI's scope of review is limited to <br /> the structural gravity framing support of the removed load bearing walls. DEI did not conduct a lateral analysis of the <br /> building or evaluate the impact of the remodel work on the existing lateral force resisting system. <br /> New beams and posts shall be installed at all removed load bearing wall locations, per the attached plan markups <br /> SK-A.All new framing shall be continuously supported to the existing foundation. Please see the attached plans <br /> sketches and detail sketches SK-1 and SK-2 for additional information.The contractor shall field verify all existing <br /> framing conditions as shown on the plan markups.The contractor shall also field verify that all walls proposed for <br /> demolition are not shear walls prior to any demolition. Please contact DEI should any conditions be found to differ. <br /> Dibble Engineers' review is limited to the gravity structural framing design of the remodel work. DEI did not conduct a <br /> full building analysis for either vertical or lateral loads other than described above.
