• <br /> 5. Automobile service stations, exclusive of painting, body or <br /> mechanical repairs, and tire recapping. Tuneups and minimum <br /> maintenance work may be performed by the operator. No storage <br /> or rental of trailers, campers or used cars shall be permitted on <br /> the property. Pump islands shall be a minimum distance of 12 <br /> feet from property line. No service station or pump islands shall <br /> be constructed, moved or relocated on a site unless the lot shall <br /> contain a minimum area of 12,000 square feet and a minimum <br /> frontage of any abutting street of 100 lineal feet. Corner lots <br /> shall have a minimum of 100 lineal feet of frontage on both <br /> abutting streets. <br /> 6. Wall signs and projecting signs shall be permitted for each <br /> separate business establishment, provided total allowable signs <br /> area shall be limited to one square foot of signage for each linear <br /> foot of the front wall of each business establishment. In no case <br /> shall a wall sign or projecting sign exceed 30 square feet in area. <br /> One lighted or unlighted free standing or pole sign 30 square feet 0,v �. <br /> in area, serving a multi-tenanted building occupying a single lotaa y <br /> Any such sign shall be placed on the lot for which the identifying 4 <br /> or advertising message is intended. <br /> Exterior lighting shall be designed to Illumination Engineering <br /> Standards (IES) with luminance distance cutoff designed to be <br /> approximately at the property lines. Lighted signs shall not be of <br /> a flashing or animated character. <br /> All signs shall comply with the requirements of the City's Sign <br /> Code. <br /> 7. Special Property Uses (See Section 5). <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No required lot size or width for non-residential permitted uses. No lot <br /> for any residential use shall be less than 5,000 square feet in area nor <br /> less than 50 feet in width. There shall be provided no less than 1,500 <br /> square feet in area for each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential permitted uses. <br /> For residential permitted uses, there shall be a maximum gross floor <br /> area ratio of .40. <br /> E. YARD REQUIREMENTS: <br /> 1. Both residential and non-residential permitted uses shall provide a <br /> front yard having a depth of not less than 20 feet. <br /> 2. No required side or rear yards for non-residential permitted uses. <br /> (Exception: See Section 18-G.) <br /> 3. For residential permitted uses, there shall be a side yard on each <br /> side of a building having a depth of not less than 5 feet. <br /> 4. For residential permitted uses, there shall be a rear yard having a <br /> depth of not less than 20 feet. <br /> 5. Both residential and non-residential permitted uses, when located <br /> on a corner lot, shall provide for sight-clearance as specified <br /> under Section 18. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 feet above the average elevation at the foot <br /> of the building. <br /> -3- <br />
