14 <br /> EXHIBIT A <br /> Project Description <br /> For the real property site identified in Attachment 1 to this Exhibit A <br /> PROJECT <br /> HopeWorks Station II is a four story new construction development with 3 floors of <br /> residential over a one story workforce development center. The residential consists of 65 <br /> apartments including 57 units dedicated to addressing unmet needs of homeless <br /> households. Targeted populations include homeless veterans, homeless youth and <br /> homeless parents seeking reunification with their children. Specialized programs for the <br /> residents will include a workforce program designed to create career pathways toward <br /> wage progression and a livable wage. <br /> The training facility will operate a workforce development center as HopeWorks Social <br /> Enterprises, associated with the low-income supportive housing on the Property and <br /> available to Very Low-income persons. "Very Low Income" means gross annual household <br /> income (at the time of initial occupancy) is not more than fifty percent (50%) of the annual <br /> median income for the Seattle-Bellevue-Everett metropolitan statistical area, adjusted for <br /> household size, as estimated from time to time by the U.S. Department of Housing & <br /> Urban Development (HUD). <br /> Ill. MANAGEMENT <br /> The Owner will be responsible for the management of the facility.
