The site is located at 10611 Evergreen Way and will consist of
7,460 additional square feet (SF) of sales and service space. The site currently has 30,028 SF of
existing new car sales and with the addition will have 37,488 SF.
Trip Generation
The trip generation was determined using the Institute of Transportation Engineers (ITE) Trip
Generation, 10th Edition, LUC 840, and New Car Sales. The regression equation was used to
determine the trip generation for the existing new car sales (30,028 SF), then the addition was added
and the trip generation ran again for the new total building area (37,488 SF). The new 7,460 SF
addition would add 8.7 PM peak-hour trips. The trip generation is summarized in Table 1.
Also, a 35% pass-by rate was utilized for the new addition based on the average pass-by rate for
LUC 843, Automobile Parts Store, and LUC 848, Tire Store. These land uses have pass-by rates of
43% and 28%, respectively. An average of these pass-by rates is 35%. Pass-by activity was verified
with a check survey at an existing Mazda dealership in Everett in April 2013. That dealership was
located just south of the proposed addition to Klein Honda. The 35% vas verified and approved by
Snohomish County and WSDOT during the Everett dealerships relocation/development. Also, the
volume of existing traffic in the vicinity also justifies the pass-by rate assumed. The trip generation
calculations are included in the attachments.
Table 1: PM Peak Trip Generation Summary
Weekday
Land Use Variable
Inbound Outbound Total
Future New Car Sales 37,488 SF 35.7 53.4 89.1
(With 7,460 SF Addition)
Existing New Car Sales in Area -30,028 SF -30.3 -45.4 -75.7
Pass-by Trips --- -1.9 -2.8 -4.7
TOTAL A 7,460 SF 3.5 5.2 8.7
2813 Rockefeller Avenue•Suite B• Everett,WA 98201
Tel:425-339-8266 • Fax:425-258-2922• E-mail: infogibsontraffic.com
