The site is located at 10611 Evergreen Way and will consist of <br /> 7,460 additional square feet (SF) of sales and service space. The site currently has 30,028 SF of <br /> existing new car sales and with the addition will have 37,488 SF. <br /> Trip Generation <br /> The trip generation was determined using the Institute of Transportation Engineers (ITE) Trip <br /> Generation, 10th Edition, LUC 840, and New Car Sales. The regression equation was used to <br /> determine the trip generation for the existing new car sales (30,028 SF), then the addition was added <br /> and the trip generation ran again for the new total building area (37,488 SF). The new 7,460 SF <br /> addition would add 8.7 PM peak-hour trips. The trip generation is summarized in Table 1. <br /> Also, a 35% pass-by rate was utilized for the new addition based on the average pass-by rate for <br /> LUC 843, Automobile Parts Store, and LUC 848, Tire Store. These land uses have pass-by rates of <br /> 43% and 28%, respectively. An average of these pass-by rates is 35%. Pass-by activity was verified <br /> with a check survey at an existing Mazda dealership in Everett in April 2013. That dealership was <br /> located just south of the proposed addition to Klein Honda. The 35% vas verified and approved by <br /> Snohomish County and WSDOT during the Everett dealerships relocation/development. Also, the <br /> volume of existing traffic in the vicinity also justifies the pass-by rate assumed.
