The certificate <br /> was issued for 12 dwelling units. <br /> Ourjoint inspection today revealed that a 13th basement apartment has been created at some time in the past without <br /> required permits and inspections. <br /> This apartment has numerous code violations including but not limited to: <br /> A concealed electrical sub panel was discovered in the south kitchen wall of the basement unit.This electrical panel <br /> lacks required working space and is installed in violation of code. IPMC 605.1 and the NEC <br /> The basement dwelling unit lacks a compliant egress window.The sill height is too high for egress and rescue purposes. <br /> IPMC 702.4 <br /> The apartment lacks an operable smoke alarm. IPMC 704.2 <br /> Hot water heaters that serve this building including the basement apartment were observed to have deficiencies that <br /> require attention.The hot water heaters lack seismic restraints, relief lines that discharge properly, and some of the <br /> tanks were observed to be leaking. IPMC 603.1 <br /> In summary, the basement apartment has been created without required permits and approvals.This alteration work <br /> has created an Unlawful Structure as defined by code. IBC section 105.1 and IPMC section 108.4 <br /> The apartment has code violations and unsafe equipment that creates life safety hazards to occupants of the apartment <br /> and building, thus creating an Unsafe Structure as defined by code.
