Please review and respond to the <br /> comments below. These comments address building issues only. Additional revisions or additions may be <br /> required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 <br /> International Building Code (IBC), the 2012 International Fire Code (IFC), the 2012 International <br /> Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the <br /> State of Washington and adopted by the city of Everett. The current IBC referenced standard for <br /> accessible design is the 2009��Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal <br /> ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be <br /> more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to provide the <br /> Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. Records and site inspections indicate the prior existence of an NFPA 13R fire suppression <br /> (sprinkler) system throughout the building. The fire code and International Property <br /> Maintenance Code (IPMC) require this system to be maintained and in an operable condition <br /> (IPMC 704.1.). Any plans to repair or �Iter this buildinc� and maintain a m�ilti-family use must <br /> include the provisions for a fully operable NFPA 13R sprinkler system. 1-he alteration and <br /> repair to the existing system must be accomplished by a licensed sprinkler contractor under a <br /> deferred submittal. The plans should include this requirement. <br /> 2. IBC 107.2.1 states`�Construction documents shall be of sufficient clarity to indicate the <br /> location, nature and extent of the work proposed and show in detail that it will conform to <br /> the provisions of this code and relevant laws, ordinances, rules and regulations, as <br /> determined by the building official." The submitted plans do not accomplish this. The scope, <br /> location and detailing of all construction must be included. The code compliance department <br /> reported the recent installations of several new windows. These need to be included. All <br /> references to code should be made to the IBC for new or altered construction and the IMPC <br /> for repairs to existing elements. All references to the IRC should be removed. <br /> 3.
