Our understanding from our meetings together with the county is that most of this space, identified <br /> on A-2.0 as "Parts—Storage", has historically been used for storage, e.g. auto parts,for county vehicle maintenance and <br /> repair activities taking place in the neighboring space to the west(not included in the scope of this project). We <br /> understand that a portion of this space(Parts-Storage) had been previously used for a period of time by the Snohomish <br /> County Sheriff's dept. for some records storage. Some time ago, however,those records were removed and the entire <br /> space is now available to be cleaned and finished for use exclusively as vehicle parts storage, except the two existing <br /> rooms which will remain and retain their current accessory uses as data/server closet and the meeting room. Previous <br /> tenant improvements documents for the entire building provided to us by the county from 1998 indicated the presence <br /> of S-3 (vehicle repair garages—now S-1 in the 2015 IBC) and S-1 occupancies along with the accessory office space. As <br /> we know, this current project includes T.I. work for only the existing storage space,S-1, at the northeast corner of the <br /> building. <br /> The proposed new exterior wall opening and overhead door installation at McDougall Ave. will create a new receiving <br /> dock for incoming supplies (vehicle parts)for use in the neighboring vehicle maintenance/repair space. The dock/floor <br /> level will be roughly 4 feet above the sidewalk outside this opening and it is anticipated that incoming pallets will be off- <br /> loaded by forklift from a delivery truck parked at the street and passed through the new overhead door opening for <br /> storage placement by pallet jack in the space. There are no existing or proposed new openings to this space that would <br /> allow vehicle access. <br /> All of the proposed shelving for parts storage in this space will be supplied and arranged by the county, none over 8 feet <br /> in height. <br /> Please let me know if we can provide any additional needed information.
