E\. ! ,li !:JIT'A <br /> SCOPE OF WORK <br /> GENERAL <br /> The project site is located at 1121 Southeast Everett Mall Way in Everett WA. The project site is bound on the <br /> north and south by residential and commercial buildings and West Marine Drive respectively,and on the east and <br /> west by apartment buildings and Southeast Everett Mall Way. Access to the existing parking lot is from West Mall <br /> Drive. The proposed tenant improvements will require thirty(30)additional parking stalls expanding the existing <br /> parking lot into the landscaped areas fronting the east and south sides of the building. Off-site street improvements <br /> are not anticipated on the frontage streets;however,this will require verification and input from the City of Everett <br /> Building&Planning Departments. <br /> Anticipated on-site civil improvements will include concept demolition of existing concrete surfaces fronting the <br /> main entrance and the removal of landscape areas noted above for pricing consideration. Civil Engineering designs <br /> will include associated erosion control,on-site grading,and drainage with stormwater quality control,parking lot <br /> layout with sections and reconnection to existing parking lot drive aisles. <br /> SCHEMATIC DESIGN <br /> KPFF will prepare schematic design documents for the parking lot addition. The scope of work shall include <br /> coordination with City Departments to provide review comments with the expected design process and/or document <br /> preparation. <br /> A. Coordiantion with Facilities staff and/or City Departements to coordinate requirements. <br /> Includes four meetings. <br /> B. Calculations for on-site storm drainage water quality and flow control. <br /> C. Schematic documents-level temporary erosion control,grading,and storm drainage design. <br /> Includes two conceptual parking lot layouts for coordination with the client to select the preferred one. <br /> D. Parking lot horizontal layout with connectivity to the appropriate existing parking lot(s). <br /> E. Engineering propable cost estimate for the preferred civil schematic design. <br /> F. Executive summary for information not clearly defined in the documents or requsting support from other <br /> disciplines to advance the schematic design and subsequent design phases where applicable. <br /> G. Frontage improvements noted by City Departments'review or coordination will be included on the on-site plans <br /> with linework and notes to facilitate estimating. <br /> SCHEDULE <br /> The anticipated schedule for the completion of the schematic design shall be within twelve weeks from Notice to <br /> Proceed,and.the city staffs ability to meet and provide comments. <br /> ASSUMPTIONS <br /> A. KPI will be provided with a survey,meeting City of Everett standards,in CAD format for their use. A <br /> geotechnical report will also be provided,with recommendations for grading,rockerias,infiltration and ground water <br /> flow rates,and pavement sections for subsequent design phases. <br /> B. The stormwater detention pipe will be located below the surface parking lot and can gravity drain to existing <br /> storm systems. If pumping is required,it will be noted on the plans/executive summary to address as part of <br /> subsequent design phases. A cost allowance will be used for the cost estimate. <br /> C. All utility mains(sanitary sewer,storm,water,and franchise)have the capacity to provide gravity services to the <br /> proposed building/project. No off-site improvements(e.g.storm drainage or water main extensions)beyond those <br /> noted above are included in this proposal. <br /> D. Any non-standard concrete walks adjacent to the building or elsewhere on the site will be located and detailed in <br /> a later design phase by the city's landscape consultant,as required. <br /> E. LEED support is not included as part of the bacis fee,but can be added in a later design phase,if desired and <br /> negotiated before starting the LEED design work. If raingardens or pervious asphalt pavement is desired,these <br /> systems will be addressed in a later design phase. <br /> F.
